展开全部不可以工业用地上建住宅缺点1,土地性质为工业用地,国家规定严禁在工业用地上开发建设除工业厂房、工业办公用房、工业配套用房之外的任何形式的 “公寓住房” 出售。2、虽然工业用地上可以建造不超过工业项目总用地面积的7%的行政办公及生活服务设施用地,可以办出办公用房的产权证,但和普通住宅产权证书完全两样,一旦消费者购买了此类房屋日后将面临诸多问题。3、工业用地国家规定使用期限为50年,居住用地使用期限为70年。此类房屋不享受住宅用地使用70年期满自动续期的权利。4、要看5证,最重要的是打听一下房管局看其是否备案,而且如果对外卖看其是否有售楼许可证,一般如果有售楼许可证其他4证应当都齐全了。法律依据《土地管理法》第四条 国家实行土地用途管制制度。国家编制土地利用总体规划,规定土地用途,将土地分为农用地、建设用地和未利用地。严格限制农用地转为建设用地,控制建设用地总量,对耕地实行特殊保护。前款所称农用地是指直接用于农业生产的土地,包括耕地、林地、草地、农田水利用地、养殖水面等;建设用地是指建造建筑物、构筑物的土地,包括城乡住宅和公共设施用地、工矿用地、交通水利设施用地、旅游用地、军事设施用地等;未利用地是指农用地和建设用地以外的土地。使用土地的单位和个人必须严格按照土地利用总体规划确定的用途使用土地。第五十六条 建设单位使用国有土地的,应当按照土地使用权出让等有偿使用合同的约定或者土地使用权划拨批准文件的规定使用土地;确需改变该幅土地建设用途的,应当经有关人民政府自然资源主管部门同意,报原批准用地的人民政府批准。其中,在城市规划区内改变土地用途的,在报批前,应当先经有关城市规划行政主管部门同意。已赞过已踩过你对这个回答的评价是?评论

展开全部法律分析:住在公寓区内的非军队在职人员,应当采取调整、置换和安排购买住房等办法逐步迁出;公寓区内已有的自有住房,应当采取置换的方式,逐步调整为公寓住房;在公寓区内居住的军队在职人员,转业、复员、退休、因工作调动家庭迁至异地的或者购买自有住房后,应当搬出公寓区。法律依据:《军队公寓住房管理规定》第六条 划区应当在批准的营区家属生活区范围内进行;尚未将营区划分为军事行政区和家属生活区的单位,应当按照总参谋部、总后勤部《营区划区规划实施方案》,首先划出家属生活区。第七条 下列单位的家属生活区,原则上不划售房区:(一)驻村和镇(不含县城)的单位,及其在城市(含县城)的家属生活点;(二)驻城市(含县城)单位,只有一个家属生活区的;(三)在营区内、不能与军事行政区和公寓区隔离、不能形成独立院落的干休所。第八条 下列单位的家属生活区,可以划售房区;(一)驻城市(含县城)单位,有两个以上家属生活区的;(二)只有一个家属生活区的驻城市单位,经军区级单位论证认为可以划区的;(三)独立营区的干休所;(四)在营区内、能够与军事行政区和公寓区隔离、形成独立院落的干休所。第九条 公寓区应当具备下列条件:(一)靠近军事行政区,方便生活,利于管理;(二)公寓房面积数量,应当保证住用单位编制人员有房住;(三)现有礼堂、俱乐部、活动中心、食堂、浴室、门诊所、服务中心,原则上划分在公寓区内。一个家属生活区完整地划为售房区的除外;(四)占地面积应当满足住用单位编制人员生活、住用和保证环境质量的需要,为部队长远发展留有余地。已赞过已踩过你对这个回答的评价是?评论

住房难,分房难,团聚难。住房一直是衣食住行中最重要的方面,也是最难解决的一个方面。虽然条令规定保障已婚够级别官兵有房住,但实际情况却是许多单位无房可分,即使近两年清房力度很大,腾退了一批住房,也无法保障所有人分上,尤其大部分部队营区房龄很老,格局不合理,装修麻烦,不装修无法入住。怎么让官兵住得上房、住得上新房、住上满意的房子,军事科学院探索了新思路。2022年开年,军事科学院首批市场化保障住房分配工作拉开帷幕,经过前期公告、报名、审核、排序、公示等环节,60余名租赁人员前往北京某项目现场选房。记者在现场看到,根据不同人群的实际需求,此次住房分配主要提供开间、一居室、两居室三类房型,家电、冰箱、洗衣机、抽油烟机一应俱全,基本满足拎包入住需求。张翔是军科博士后科研人员,在这次租房分配中租到了一套两居室。据他介绍,“住房补贴负担大部分,我个人只交少量物业费和水电费,签完协议一周后入住,今年就能在新家过春节啦!”选房按照前期公示顺序叫号、排队、选房、验房,随后签订入住协议,一系列动作跟部队分房如出一辙,不一样的是,这次的房归属地方,部队帮忙统一租。“没想到效率这么高,这么快就落实了。自己租房很容易产生各种纠纷,有单位支持我们就没有后顾之忧了,有班车、有保障、更托底,我们还有三个同事都在这里选了房!”验房结束后,科研部参谋罗艳琦很快签订了入住协议,来自单位的踏实与温暖让她格外安心。军事科学院的探索打开了部队公寓住房的新思路,组织和个人都省去了不少麻烦。回看这两年在解决“房”的问题上,各个单位都下了不少功夫。《军队公寓住房管理标准化规范》统一明确公寓住房装修,使其更加标准化和规范化。(图为三亚公寓房试点项目)第71集团军某合成旅,许多官兵搬进了宽敞明亮的新公寓楼:不仅外观惹眼,内饰更是一应俱全,所需家具直接配备到位,真的做到拎包入住!为了做到拎包入住,除了家具,能够想到的家电,热水器、空调、电冰箱等也是准备妥当。第83集团军某旅打造温馨舒适的“星级公寓”,让来队家属住上现代化的公寓房。区分不同主题打造特色公寓,老人房、儿童房、新婚房等配备不同类型的家具设施、开放主题特色广场、邀请来队家属参加连队会餐和文体活动等,确保官兵家属来队住得舒心、生活开心。解决家属来队住房问题,也是体现出对家属的尊崇。下图是武警天津总队执勤四支队士官公寓配属设施建设,同样着重这四个字:拎包入住!当然,也少不了武警河南省总队南阳支队积极为士官筹建家属临时来队住房,按照拎包入住的标准,为家属来队打造团圆“窝”、构筑温馨“家”,赢得了官兵的广泛赞誉。知道军嫂不易所以很快落实了来队时住房问题,一条龙服务,全套家居设施简直太贴心,一室一厅的房子,卧室、厨房、卫生间干净整洁,电视机、床、衣柜、被褥,牙膏牙刷,生活设施一应俱全。甚至有单位为了家属来队有房住,搬出了终极大法:集装箱式住房,办法总比困难多,希望“实在没房住”的话不要再对官兵说出。改善家属来队住房条件,是一项“军心工程”,也难怪有的军嫂看到星级公寓,直呼“羡慕”。再让我们看看第71集团 军“济南第一团”,在刚竣工的公寓楼前,举行的新公寓楼入住仪式。官兵代表满脸喜悦接过“钥匙”欢畅地住进舒适整洁的“新家”公寓房内整洁明亮同样拎包入住的配置看这标配,都想不出还需要添置些啥了愿新的一年,人人都有房住!}
